One-time visual inspection of your vacant property to meet insurance or investor requirements. What’s the difference between List It, List It & Lease It, and the Guarantee package?
List It gets your rental listed on REALTOR.ca and over a dozen rental sites, with yard signage, professional photos, and a rental pricing recommendation. You handle showings, screening, and the lease. List It & Lease It adds showings hosted by me, tenant screening (credit, income, and ID), and the lease presented and signed. The Guarantee package adds a 6-month Tenant Replacement Guarantee.
What does the Tenant Replacement Guarantee cover?
If your tenant defaults on rent or leaves early within 6 months, I find a replacement tenant with no additional placement fee. Terms and exclusions apply, and you can read them here:
Do I have to sign an agreement?
Yes. Every service has a short written service agreement, so you know exactly what’s included and what it costs. There’s no long-term commitment: you pay for the service you book, not an ongoing percentage of your rent.
When do I pay?
Service fees are paid upfront when you book, before the work starts.
What if no tenant is found?
Placement fees are earned for the marketing and screening work done, so they aren’t refundable if a tenant isn’t placed within the agreement period. The Guarantee package covers a tenant who leaves or defaults after placement, not a vacancy that never fills.
Who holds the security deposit and collects rent?
You do. These services don’t include rent collection or deposit handling. If you’d rather hand that off, full property management covers it.
How is this different from full property management?
Full management means I run everything: rent collection, maintenance coordination, inspections, and tenant communication. Listed & Leased lets you hire me for individual jobs and manage the rest yourself. If your needs change, you can move to full management later.

Edmonton and surrounding communities, including St. Albert, Sherwood Park, Spruce Grove, Stony Plain, Leduc, Beaumont, Devon, Fort Saskatchewan, Thorsby, Millet, and Wetaskiwin. List It is also available across Alberta, though signage and photography may vary outside the Edmonton area.
